Circle of Service Real Estate

The City of Sacramento has implemented a Rental Housing Inspection Program.
The program requires you to register your property, providing contact information of a local representative (defined as living or doing business within 35 miles of City Hall).
A fee of $140 per unit for each five-year cycle of the program ($28/unit/year) is required. (see note)
The owner is responsible for obtaining access, including obtaining a signed consent form from the resident.
A 14 day notice of the inspection date will be provided. Inspections will be held between 8am and Noon, appointments will not be granted for specific times.
The owner or local representative must be present for the inspection.)

(Note: Property is exempt if subject to routine inspections by a government agency (i.e. Section 8, Tax Credit, etc.) or less than 5 years old.)

For just $25 per month, hire Circle of Service Real Estate to be your “Local Contact Representative”, using our address and telephone number. All information received from the City of Sacramento will be forwarded to you.
For just a $189 fee, hire Circle of Service Real Estate to be present with the Sacramento Rental Housing Inspection Program Inspector to complete the inspection. This includes waiting at your property for the full 4-hour window. (see note)
OR, hire Circle of Service Real Estate to be your property manager. Circle of Service Real Estate INCLUDES annual inspections at no extra cost as part of all management agreements. The Sacramento Rental Housing Inspection Program physical inspection and completion of all preliminary work, including obtaining consent are included in your management fee.
